Three steps from lived-in to listing-ready
Step 1
Intake Session
A 1-hour on-site session to walk through the house together to review the photographer shot list, align on stylistic goals, pre-pack needs and timing.
Cost: $100
Step 2
Your Plan
Pack, store, donate, stage: a room-by-room plan with a clear ballpark estimate of hours before any work starts. We can coordinate with your agent and photographer to be there the day-of as well if needed.
Cost: $0
Step 3
Staging & Pre-Packing
Now we roll up our sleeves and make it happen!
We pack and labels what’s leaving, stages and styles what’s approved to stay, and works makes any additional suggestions for increased sellability of the home. You get a house that photographs well and a head start on the move.
Cost: $75 per hour (4-hour minimum)

Things people ask before listing a home
Do you work with my real estate agent?
Yes, and we like to. Agents know what their buyers look at; we make those rooms shine and keep the rest out of the way.
What happens to the packed boxes?
Labelled and stacked in the garage, a storage unit or a room that won’t be shown, your choice. They go straight into the move.
Do you bring staging furniture and decor?
We stage with what you have, edited and arranged to show the space. If a room needs a few pieces, we’ll tell you at the Intake Session.
What does it cost?
The phone consult is free. The on-site consult is one hour, $100, and you leave with a plan and a work estimate. The work itself is $75 per hour, and the estimate tells you how many hours to expect.
Do I have to be there while you work?
You don’t. We do love to talk through your goals at the Intake Session, and some clients like to work alongside us on the day, but plenty hand us a key and come home to the after.
